Position: Valuer/Manager, Valuation & Advisory
Responsibilities
Valuation Function
• Support Director in developing valuation project opportunities in Shanghai and other regions in China.
• Assist the department head to management the valuation team.
• Independent to manage the projects, from the proposal preparation, valuation review, valuation report writing till the project closing.
• Enhance the market reputation of Knight Frank by optimizing report strategies, elevating the quality of report deliverables.
• Lead the team to deliver high value-added valuation services to clients, achieve business objectives and maximize the profitability of the team.
• To participate in valuation and surveying projects and to prepare necessary reports with absolute high accuracy.
• To carry out the site visits in different area in China and to collect data for preparation of valuation and advisory projects
• To maintain the filling and database system for valuation department
• Keep contact with the existing clients and maintain good client relationships
Consulting Function
Work with Director to provide assistance for consulting services.
Key services offered by the consulting business include:
• Feasibility Analysis: Project specific analysis of supply and demand, competitor analysis, market, construction and land costs advice, advice on development feasibility of specific proposals.
• Investment Consulting: Project specific analysis of the highest and best use of specific site locations, recommendations on development mix and phasing, layout, design and future marketability.
• Market Studies: Analysis of trends, forecasts of supply, demand, absorption, vacancy, rents and capital values of specific property types in Shanghai and cities throughout China.
Database Management
To up-date database contacts and input related information onto the client contacts management system in the office and to ensure that other departmental staffs do likewise.
Departmental Marketing Tools
To ensure that all documents produced by Knight Frank Shanghai, whether internal or external, are in accordance with documented policies and are consistent with the message that the company is trying to convey about our mission and vision. To ensure that clients receive a consistent and professional image of the Company.
Person Specification
• University degree in Real Estate, Economic or related disciplines
• At least 5 years’ relevant valuation and/or consultancy experience with experience in pre-IPO, IPO, REITs, and relevant market study / research in an advantage
• RICS qualification or other related professional qualification such as CIREA, CREVA and CPV, CFA is an advantage
• Abundant knowledge / experience in China’s real estate market
• Good command of written and spoken English and Mandarin
• Detail-minded and independent
• Able to work under pressure and meet tighten schedule
• Frequent travel to other cities in China
• Proficiency in Word / Excel / PowerPoint
