Responsibilities
1. Research Function
To maintain research databases to cover the following key markets / sectors:
• Office
• Residential
• Retail
• Industrial/Business park
• Planning and infrastructure development
• General macro-economic trends and political environment
• Specific business sectors information and data
• Company specific data
Research databases to be updated at least once a quarter and to include but not be limited to supply, demand, take-up, rental rates, sales rates, vacancy, transaction data - sales and leasing etc (numeric and graphic)
(i) To produce bi-lingual research reports to the standard, form and quality demanded by the company and manage delivery to pre-determined recipients in the appropriate format (e-mail, print / post, website etc). Reports to include, subject to discussion and confirmation:
• Quarterly market research reports, Beijing (sector specific market reports for office).
• Quarterly office market briefing in PowerPoint format, Beijing
• Global reports / topical papers / client specific / other reports (e.g. micro-market reports; new developments; business sector report; CBD development plus other topics).
(ii) To monitor the real estate markets in Beijing and provide fortnightly up-dates to other staff members of new office, residential, retail and industrial developments that are planned, under construction or due to complete within Beijing.
(iii) To monitor newspapers and journals and clip real estate market and company related articles as they relate to Beijing and our business and produce a bi-weekly summary report for distribution internally.
(iv) To coordinate with the research team in UK, Asia Pacific, and Hong Kong China, and insure on-time delivery to them of the information they require.
(v) To maintain a database of “En-bloc Transaction Evidence”, based on analysis of deals completed in Beijing over time. Database to include evidence derived from sales transactions completed and information received from our competitors and the market.
2. Department support Function
• Support daily administrative work, including handle external queries on ad-hoc commercial, word-processing, updating the client database, filing, typing general correspondence and mailing marketing publications, project trackers.
• Coordinate with various teams within Knight Frank and in particular the Knight Frank Beijing team on projects.
• To ensure that all documents produced by Knight Frank, whether internal or external, are in accordance with documented policies and are consistent with the message that the company is trying to convey about our mission and vision.
• Coordinate, track and lead weekly / biweekly / monthly commercial team meetings which include issuing meeting invites, notes of minutes, business development and marketing initiatives.
• To ensure that clients receive a consistent and professional image of Knight Frank.
• Populate and update commercial team’s new prospects into Knight Frank’s internal database systems.
• Assist in preparing options list / proposal / pitches / presentations for client meetings.
• Assist in close out documentation (i.e. creation of case studies, client testimonial letters etc.)
• To prepare and deliver presentations on market trends to clientsResponsible on documents filling onto Knight Frank’s internal system.
3. Consulting Function
Key services to be offered by the consulting business to include:
• Feasibility Analysis Project specific analysis of supply and demand, competitor analysis, construction and land costs advice, advice on development feasibility of specific proposals.
• Development Consulting Project specific analysis of the highest and best use of specific site locations, recommendations on development mix and phasing, layout, design and marketability.
• Market Studies Analysis of trends, forecasts of supply, demand, absorption, vacancy, rents and capital values of specific property types in cities throughout China.
Person Specification
• University graduate, preferably in Real Estate, Economic or other business related disciplines
• At least 5+ years relevant working experience in research area
• Proficient in both spoken and written Chinese and English
• Proactive, customer-oriented, with strong interpersonal and communication skills
• Proficient in Word, Excel, PPT with detailed and clear work plan
• Responsible, initiative, mature, self-motivator with excellent service attitude
• Able to work under tight deadlines
• Candidate with less experience will be considered as Senior Analyst
