职位描述
The core objective is to drive IWG’s asset-light expansion in China by identifying, qualifying, and nurturing high-potential office building landlords/property owners. Leverage data-driven insights and multi-channel strategies to generate actionable leads for the PSM team
主要职责是通过识别、筛选和培养高潜力的写字楼房东/业主,推动IWG在中国的轻资产扩张, 利用数据驱动的洞察力和多渠道策略为PSM团队找到可以推进谈判的潜在客户
Key responsibilities:
• Priority Zone Mapping: Analyze city-level economic data (e.g., GDP growth, FDI inflows, office worker populations, etc.) and real estate trends (vacancy rates, rental yields, new supply pipelines) to rank target cities/areas
• Help to maintain and enhance good relationships with international brockage firms, such as Cushman, CBRE, JLL, etc. to ensure IWG growth strategy and management deal offerings are cascaded to brockage’s local branches across the country
• Search and identify local brokers and agencies who can generate leads for PSM team
• Explore non-traditional channels/partners for leads generation: e.g. RE marketing/event agencies; construction companies for office developers, hotel owners, etc
• Search real estate events that IWG could attend for brand exposure and leads generation
• Collect data on office buildings with low occupancy and new supply to the market, make cold call to identify potential interests and pass on to PSM for follow-up
• Digital scouting to identify local competitive operators for potential roll-in projects

• 搜索并确定可以为PSM团队产生潜在客户的当地经纪人和代理商
• 探索非传统渠道/合作伙伴以产生潜在客户:例如可再生能源营销/活动代理
• 搜索并确定可以为PSM团队产生潜在客户的当地经纪人和代理商
• 探索非传统渠道/合作伙伴以产生潜在客户:例如可再生能源营销/活动代理;办公楼开发商、酒店业主等建筑公司
• 搜索IWG可以参加的房地产活动,以获得品牌曝光和潜在客户
• 收集低入住率办公楼和市场新供应的数据,拨打电话以确定潜在利益,并转交给PSM跟进
• 数据甄别筛选,为潜在的滚动项目识别当地有竞争力的运营商
Required skills & Experience:
• Strong capability for market research and data analysis
• Good communication
• Proactive sales mentality, not afraid of cold calling.
• 3-5 years experience in market research or inside sales with a real estate broker or other industries preferred
