Major Responsibilities and Objectives:
Assist the Assistant Director for smooth and quality operation of the property centre;
Provide efficient and productive support to Assistant Director on luxury brand/key projects with strong luxury brands client handling skills;
Handle design projects programme and capable of managing between internal and design organizations;
Consolidate and deliver the budget planning and financial analysis with understanding of the state of business;
Ensures effective and quality management and maintenance of property centre and in its service delivered to its customers;
Negotiates on general leasing and tenancy renewal, short term licensing and prepares related documents for Assistant Director’s approval;
Achieves the required occupancy rate and maximises rental;
Shares responsibilities of budgetary control, rental collection and income protection;
Develops and maintains good relations with tenants and prospects, and related Government departments;
Manages tenant fit-out and renovation projects in the property centre.
Major Tasks & Activities:
Maximizes the occupancy rate and rental
Improves quality of tenant mix
Monitors tenants’ fitting out submission and work programme and ensures they are up to landlord’s requirements
Monitors rental and other charges collection and minimizes the arrears.
Maintains good relationship and keeps close communication with tenants on daily operation
Coordinates with other department to ensure quality management services are delivered to tenants
Receives and handles all kinds of enquiries on leasing from both agencies or direct operators
Proactively looks for suitable prospects
Conducts site inspection with prospects and provide all necessary information
Negotiation of terms with prospects and finalize the documents
Works with legal staff to draft tenancy agreement/other legal documents with legal department
Provides fit out guide line to tenants and attends fit out meetings
Ensures tenants’ fitting out submission and work programme are up to landlord’s and governments’ requirements
Monitors tenants’ directories and signage submission and ensure they are up to landlord’s requirements
Monitors tenants’ POS installation and ensure they are up to landlord’s requirement
Works with tenants to ensure they obtain all the necessary license or government approval for business operation
Works with technical team for handover and hand back of premise, including preparation of handover documents
Handle insurance policies and potential claims
Prepare budgets and forecast
Prepare leasing plan
Prepare ad hoc leasing report to senior management
Monitors and get feedback from tenants on our marketing and promotion activities
Provides opinions and suggestions on appropriate marketing and promotion activities
Monitors the Portfolio Officers / Assistant Portfolio Officer / Portfolio Assistant to fulfill their task
Skills, Qualifications and Experience Requirements
University Graduate and over 4 working experience with minimum 2 years in retail leasing/management. Good spoken and written Chinese and English.
Outgoing with good negotiation skills
Presentable and professional, and with good customer’s services skill
PC knowledge in Windows, Words, and Excels etc.
