Job Responsibilities:
Business Development & Building Relationships:
1. Take a main role in interfacing with the client and other consultants, at all project stages.
2. Manage the biding process to win the project.
3. Identify and develop a short-medium and long-term pipeline of Project opportunities from the portfolio of customers within the Business Unit;
4. Leverage opportunities through visibility and presence on customer sites;
5. Liaise with colleagues to determine and identify project opportunities. Use case studies to promote business and host key decision makers on show site tours.
6. Build a strong working relationship with client to resolve conflicts and achieve Win/Win results
7. Ability to satisfy clients that require extraordinarily high service levels.
Facilities Operations & Management
1. Develop & maintain workspace roadmaps (offices, clean room, lab, training center & warehouses) that builds a work environment enabling collaboration, innovation, productivity, and destination of choice;
2. Manage and have overall responsibility for a group of properties in line with all Health and Safety, operational, engineering, environmental, company procedures related general legislation and client/tenant requirements;
3. Deliver high level of services for facilities operations, maintenance, janitorial, transportation, pantry, reception, and other services
4. Incorporate an owner's mentality, responsible for managing all aspects of the facilities, including intime facilities support services, quality assurance of the building and general support services, overall budget administration;
2. Lead all aspects of building space allocation and layout, communication services and facilities expansion;
6. Ensure compliance with regulatory codes and environmental guidelines and establish critical systems testing and emergency procedures;
7. Prepare facility maintenance strategy and SOP/LOP and be hands-on maintenance of facilities, equipment, and buildings.
Vendor Management
1. Responsible for maintenance, vendor management and contract administration covering services related to facilities management;
2. Establish performance criteria and parameters for vendors and service providers. In conjunction with procurement, initiates leverage on vendor contracts, service agreements and volume of procurement;
3. Partner with Indirect Procurement to select vendors for design and construction;
4. Manage projects and operations based on procurement guidelines;
5. Ability to satisfy clients that require extraordinarily high service levels;
6. Observes and ensure compliance with company policies and procedures.
Performance & Data Analytics
1. Manage the performance of project up to the KPI, and drive continuous improvement, innovation, customer satisfaction;
2. Monitors injury, illness, and incident related performance within the account, market area, or other assigned area of responsibility;
3. Monitors performance for trends or other indicators of improving or degrading incident performance and develops and implements strategic solutions that will improve the performance results as required;
4. Maintain & collect & provide proper documentation of requests, changes, incidents, QMS, etc.
Job Requirement:
Minimum of 5 years directly related experience in a facility management.
1. Technical background, Semiconductor / Lab background us plus point;
2. HSE knowledge prefer / plus;
3. Proven track record of managing engineering maintenance projects across multiple locations;
4. Experience in facilities operating budget preparations;
5. Excellent interpersonal, relationship management, and consultation skills required;
6. Must possess leadership skills, have experience in supervisory and administrative role;
7. Technical/engineering scholastic background is an advantage but NOT a must. Property Management, Facility Management or Facilities project management qualifications would be preferred.
8. Must be well-organized and able to prioritize multiple tasks.
9. Ability to work independently and exhibit a superior customer service attitude.
10. Superior oral and written communication skills required- both Mandarin and English.
11. Software competency: Microsoft Office.
12. Practical knowledge in procurement, contract administration, regulatory/governmental codes and regulations.
